About the role

Gowling WLG is home to one of the UK’s largest real estate practices with a team of more than 275 commercially-minded, innovative and pragmatic lawyers.

We work alongside many of the sector’s most successful companies and have helped to deliver numerous high profile projects, advising throughout their lifecycle.

One of the biggest dedicated commercial development and investment teams in the UK advising listed and private investors and developers, we regularly lead on high value, innovative and strategically important projects.  The nature of our client base requires innovative and commercial thinking to be delivered with speed and efficiency. Whilst we have a separate dedicated asset management team, some lettings work is dealt with by the team.

Client reach – our clients include pension funds, specialist REITs, overseas investors, local authorities and housing associations investing and developing commercial and mixed-use real estate. We advise on offices, retail and shopping centres, business and retail parks, hotels, industrial estates and logistics parks, retirement living, supported living, co-living and student accommodation, social housing.

  • Clients of the London team include: LaSalle Investment Management, Columbia Threadneedle,  BAE Systems Pension Funds Trustees, the lender consortia managing former intu shopping centres, Empiric Student Properties, European Private Equity , Asian and UK family offices,  Westminster City Council, Hyde Housing Association and Romulus Group .

By way of example of the team’s work, it has recently advised:

  • BAE Systems Pension Funds on it disposal programme of retail assets totalling £300m by auction and private treaty; its lettings and asset management of a portfolio valued at c£1.5bn;
  • Empiric Student Property on its refinancing of two portfolios of assets in separate tranches; the sale of portfolios and acquisition of investment assets;
  • Victoria Centre Partnership on its lettings and asset management of The Victoria Centre, Nottingham;
  • Westminster City Council on its regeneration of The Ebury Bridge Estate in Pimlico; investment acquisitions of offices in the borough.
  • Clients of LaSalle Investment Management on income strip and long income acquisitions of student accommodation, co-living, education, office and assisted living assets;
  • A private US investor on its acquisitions and lettings of office and short stay residential investments;
  • Sipsmith on its acquisition of the former Fuller’s brewery in Chiswick, office HQ in Central London;
  • Hyde Housing Association on its JV with M&G and investment in the M&G Shared Ownership Fund;
  • Orion Capital Managers on lettings and asset management, including redevelopment of two shopping centres.

Our business is growing. We are looking for a confident, technically strong and dynamic Associate who has gained good experience working within a recognised real estate team to join the team, working closely with a Partner, Principal Associate, two Senior Associates, an Associate and a trainee.

This is an opportunity to truly increase the depth and breadth of your experience, to be client facing and to work on challenging and innovative deal structures and developments in new and emerging asset classes, as well as traditional, with high profile and sophisticated clients.  The work is varied, demanding and interesting and will provide the opportunity to develop and nurture solid client relationships, as well as work closely with others within the team and the firm.

The role will involve the following in offices, shopping centres, business and retail parks, hotels,  retirement living, supported living, co-living and student accommodation, mixed use:

  • Assisting with due diligence on acquisitions;
  • Disposals of investment assets;
  • Regeneration and redevelopment projects;
  • Lettings and Pre-lettings;
  • Associated property documents (e.g. side letters, conditional and unconditional agreements for lease/surrender, options, deeds of variation, licences to assign, alterations, underlet etc.);
  • Joint ventures;
  • Funding: carrying out title investigation, searches, enquiries, drafting and negotiating Certificates of Title, managing the process and CPs on portfolio financing with other colleagues and other firms;
  • Dealing with post completion Land Registry or other applications (including SDLT)
  • Business development, including delivering client training;
  • Working with our Innovation team on AI and tech software to improve efficiency.

About you

You should be able to:

  • Manage your own caseload to tight deadlines, remain calm under pressure and prioritise your workload effectively;
  • Work collaboratively in a team environment (which may involve working as part of a bigger project team) and support your colleagues;
  • Give clear, practical advice with sound judgment and swift, accurate implementation of instructions;
  • Negotiate effectively and deliver commercial solutions for our clients;
  • Carry out title reviews and report on title unsupervised;
  • Communicate appropriately and effectively at all levels within the team and the wider business as well as with clients, agents and other parties;
  • Delegate where appropriate and supervise and mentor more junior fee earner team members;
  • Prepare for and help deliver presentations (seminars, beauty parades, marketing functions, training sessions) as part of our added value services to our clients and within the team;
  • Maintain and develop relationships with sophisticated and demanding clients;
  • Take ownership of your matters, keep clients updated on progress, fees and manage any fee overrun discussions on your matters, invoice in a timely manner and assist in collection of payment where necessary;
  • Complete timesheets daily and meet your time recording and billing targets.

You should have:

  • An effective, engaging and professional communication style with advanced interpersonal skills;
  • A proactive approach with the confidence to use your own initiative;
  • Effective time management and organisation skills;
  • Problem solving and analytical skills;
  • Enthusiasm for your work and a keen interest to learn about our clients’ businesses;
  • Project management skills;
  • Strong IT/keyboard skills and familiarity with using client facing portals
  • Sound drafting experience of Leases, Agreements for Lease, Transfers and other property related deeds and documents;
  • Good attention to detail and pride in your work;
  • Excellent communication and organisational skills;
  • The ability to work outside your comfort zone.
